In July 2018, we opened the doors to our Lexicon development in the sought-after area of Harrow-on-the-Hill. Previously 1.3 hectares of brownfield land on the site of the former Harrow Library off Gayton Road, the development has delivered a total of 230 private apartments across five buildings to home-hunters in the Capital.
As one of the original Metroland destinations, Harrow-on-the-Hill attracted homebuyers in the early 20th century thanks to its excellent rail connections to central London, and 100 years later, the area has proved as popular as ever with commuters who were looking for a well-located home in an attractive, suburban setting.
In the 20 months that Lexicon was open to home-hunters, it impressively averaged 12 sales per month, with over 85% of buyers coming from north west London and stepping onto the property ladder for the first time using the Government-backed London Help to Buy scheme.
The development – whose name pays homage to the literary history of the site – consists of studio, 1, 2 and 3 bedroom homes and provides much-needed new housing to Harrow-on-the-Hill, and according to residential property experts, is the most popular place to live in central Harrow and has plenty of staying power.
The new homes were designed to have open plan living/kitchen/dining layouts, spacious bedrooms and either a private terrace or balcony, ticked so many boxes. The combination of this with the great location, fantastic transport links and affordability meant that many first time buyers easily made the decision to buy new at Lexicon with us at Fairview.
Nilofer Habib, one of our buyers at Lexicon, found everything she and her family were looking for:
“Our friends had just bought their first home at Lexicon, and when we went to visit them for the first time, we saw for ourselves everything it had to offer. We immediately loved their home and the development as a whole. The apartment was so spacious and had so many great aspects, all of which set us on a path to buying our own home there too.”
By choosing to buy with Fairview at Lexicon, Sidharth Mohanty, another buyer, and his partner were also able to leave renting life to become homeowners: “We had been renting in Pinner for eight years but we wanted our own home in an area which we felt would turn into a good investment for the future. Having explored the area, we have found it to be vibrant with plenty of family-friendly amenities here.”
Many individuals, young couples and families that walked through the doors of the Lexicon Sales and Marketing Suite benefited from the London Help to Buy scheme, in order to get their foot on the property ladder and make their dreams of homeownership a reality.
As the doors close on Lexicon and our happy purchasers begin their new start in Harrow-on-the-Hill, prospective buyers should be reassured that we have a number of current and up-coming new build developments in affordable areas across the Capital.
