We’re delighted to announce that One Goodmayes has been shortlisted for the ‘Best New Place to Live’ category at the Building London Planning Awards 2025.

Situated on High Road in Goodmayes, One Goodmayes delivers 573 high-quality homes comprising studio, 1, 2 and 3 bedroom apartments. The scheme is a transformative, residential-led, mixed-use development located in the heart of the Crossrail corridor of growth and investment. The scheme was developed with a design-led, people-first approach, enhancing the local built environment and providing much-needed housing within a vibrant, sustainable, and inclusive community.

Connectivity is one of its greatest strengths. The development is just a 7-minute walk from both Goodmayes and Seven Kings stations, providing direct access to the Elizabeth Line. Commuters can reach Liverpool Street in 21 minutes - a real game-changer for those wanting to balance city access with suburban calm.

Residents also benefit from a contemporary specification and generous outdoor space: private residents roof terraces with London skyline views, landscaped communal gardens, terrace or balconies to all homes, and proximity to local green spaces including Seven Kings Park.

The ‘Best New Place to Live’ category is for residential schemes of all sizes that are well designed to provide high quality places to live and contribute to successful place making. Judges will also take into consideration opportunities to optimise affordable housing delivery (where relevant) and contribute to mixed, sustainable communities that maximise links to infrastructure and services.

We’re looking forward to the awards ceremony on 14th October when the winners are announced at the iconic Glaziers Hall in London.
