Brother-in-laws Maruti Nandan, a 37-year-old Bank Director, and Abhishek Kumar, a 40-year-old IT consultant, bought neighbouring £400,000 two-bedroom homes at Fairview New Homes’ One Goodmayes development in Ilford.

Prices: Both £400,000

Deposits: 10% - £40,000 (including a 5% Deposit Top Up of £20,000 by Fairview New Homes)

Monthly Mortgage Repayments: M: £1,800 / A: £1,950

Energy bills: M: £45 per month / A: £60 per month

Previously renting a shared house in Goodmayes, brothers-in-law Maruti and Abhishek and their families were keen to purchase their own homes while still living close by to each other. When Fairview New Homes began constructing One Goodmayes just down the road - one of the first new-build developments in the area - the co-living families spotted the perfect opportunity to get on the property ladder while remaining in close proximity.

Maruti, “Five of us were living in a two-bed rented home together in Goodmayes, but we were keen to have our own space while still being near to each other. With all its buyer incentives, Goodmayes made it possible for us to each get on the property ladder at the same time. As soon as we saw the hoarding go up which advertised the development, we began planning and saving. We’re now both proud owners of two, two-bedroom homes!”

Determined to get on the property ladder with his wife and daughter, Maruti explained how he saved for his home at One Goodmayes in Ilford. “As a first-time buyer, I saved for two years for a 10% deposit to purchase my new home. I’d strongly urge anyone who wants to own their own home to start saving as early as possible by setting money aside each month. We were able to put almost £1,000 per month aside in savings, which was tough some months but worth it!

“Lifetime ISA’s (LISA’s) can be very helpful if you’re a first-time buyer, as well as new build options which often have deposit incentives to help you get onto the ladder.

“With Fairview, I was able to use a deposit top-up, which contributed £20,000 to my deposit and meant that I could buy a home quicker than I could have by just saving.”

Following suit, Abhishek, Maruti’s brother-in-law, saved for two years to purchase his first home with his wife, in the same development. The constant fluctuation of the rental market and rental properties in poor condition led Abhishek to put money aside each month so that he could save for a deposit on a home. He advises, “I suggest that others looking to buy to maintain a monthly budget and move the money into a savings account. For me, this was between £200 and £500 each month.”

However, Abhishek was initially uncertain that he could afford the deposit to buy a new build, “My home purchasing journey followed a bit of a winding path. I visited Fairview’s development, One Goodmayes, a few times but I was worried I couldn’t make a big move initially, so I was looking at rental properties. The biggest challenge I was facing was arranging the deposit to buy.”

After chatting to the sales team in the marketing suite Abhishek realised he could use Fairview’s Deposit Top Up scheme to help him with his deposit. “One of the most helpful elements of the purchase was the 5% Deposit Top Up Fairview incentive that Dhrumil, from the sales team at One Goodmayes, arranged, which contributed towards my 10% deposit. That support made a huge difference and enabled me to take that big step to buying my first home.” Using this scheme, Abhishek felt supported and confident enough to switch from renting to buying after realising the development’s affordability.

With the aim of living next door to one another, Maruti visited One Goodmayes in February 2025 and Abhishek shortly after, with the brothers-in-law receiving their keys on the same day, just a few weeks later.

Maruti, “The overall purchase experience with Fairview was really positive and as smooth as can be. I had been actively looking for a new home for about a year, keeping an eye out for something that met my budget and lifestyle needs.

“One Goodmayes immediately stood out to me due to the build quality, thoughtful floor plan and scenic views on the city of London. The sales team at Fairview was incredibly helpful, explaining everything in a clear and transparent way which made the process so much easier to understand – especially as a first-time buyer. I completed and moved in in under a month; the process was completely seamless.”

Abhishek, “I like the property a lot, especially the amount of space and the luxurious modern bathroom. I’ve lived in Ilford for a long time so it’s great to be able to stay among family and friends, and there are so many amenities right on my doorstep.”

“The transport links are extensive, and we are less than a 7-minute walk from Goodmayes train station, with the Elizabeth Line getting us into London in just 20-minutes. There’s also a 24/7 bus that stops just outside the front of our new home.”

Already a local like his brother-in-law, Maruti favours Goodmayes because of all the great amenities in the area, “I love the convenience and accessibility of Goodmayes. We have easy access to everything we need, like plenty of local parks and an Aldi just next door, and thanks to the Elizabeth Line, my commute is 30-minutes door-to-door.”

“For me, the biggest difference between renting and owning a home is the sense of community we get at One Goodmayes – this was fundamentally missing for us while we were renting, and now we socialise often.

“Being able to buy so close to our family is also an absolute game-changer for us, we are able to support one another and always have a neighbour to rely on!”
