Embracing its rich industrial and musical history, the regeneration of Hayes kicked off with an initial investment of £4.5million with more contributed since and further private investment and development in support of new infrastructure.

The Old Vinyl Factory at Hayes and Harlington Station has undergone a £250m regeneration creating a mixed use scheme that will include fitness areas, co-working facilities, cinema and a live music venue.

Hayes is one of the fortunate areas to benefit from Crossrail with the new Elizabeth line up and running as of June 2022. The new line provides a quick a commute from the more affordable areas of London, helping our buyers get on the property ladder.

19% capital growth expected in the area in the next 5 years (Source: CBRE).

Hayes and Harlington station, providing the newly launched Elizebeth Line, will keep you well connected to the city and is only an 8 minute walk away. Trains are every few minutes and will allow you to get to London Paddington in 22 minutes, Liverpool Street in 33 minutes or Ealing Broadway which is only 9 minutes.

Do you fancy doing some shopping? Well you can get to Westfield London in 36 minutes.

If you fancy jetting off to somewhere exotic Heathrow Airport is close by and only one stop on the Elizabeth line or a short 12 minute drive away from the development.

Just a short distance away are supermarkets, high street shops, cafés and bars. There are also a number of gyms if you want to keep fit and healthy, and for live music or comedy fans, The Beck Theatre is just over a mile away.

With a good choice of parks, enjoying outdoor space is simple too. Minet Country Park is just a 7 minute walk, with ponds, picnic areas, playgrounds and the Hillingdon Cycle Circuit, all of which makes this a popular place for families and cyclists.

Other open spaces within a short drive of NewHayes include Northala Fields, Lake Farm Country Park and Kew Gardens, which is just a 17 minute drive. Plus, the Grand Union Canal is a short 4 minute walk away for whenever you want a waterside walk or cycle.

Of course, you don’t have to venture far for more shops, bars and restaurants, because Ealing and Uxbridge take care of this. Plus, you have the ease of reaching all four corners of the world with Heathrow only a short journey away. They say it’s people that make a place, and with you living here, you’ll be part of making Hayes even more vibrant and welcoming than it already is.

What our NewHayes resident's have to say...

After 10 long years of paying so much money towards renting spaces shared with others, it was a relief to finally be able to buy my own home after starting my career and six years of savvy saving. Due to NewHayes’ excellent transport links, I was happy being in Zone 5 in order to get a more spacious flat with outside space and a car park. NewHayes’ location really suits my needs, it offers great access to Heathrow, my place of work and central London to socialise and shop.

Busola, NewHayes resident

I have moved from East London zone 4 to NewHayes in zone 5 and I have to say that transport is much faster and more efficient to get to central London where I work and with Elizabeth Line it will be just a jump. The high street has everything and all seems to be pretty straight forward and easy to get around. The area where my apartment is, is very quiet and only few minutes from local shops that are always open. Really cannot fault moving here. I would definitely recommend to make a trip down here and have a look for yourself to discover the area and transport.
